PROPERTY INSPECTORINSURANCE

For commercial property inspectors

Commercial Property Inspector Insurance

Built for private-sector commercial property inspection and property condition assessment work — not engineering, surveying, or specialized testing services.

Insurance for private commercial property inspectors

Commercial property inspectors typically perform property condition assessments (PCAs) for lenders, investors, and buyers evaluating commercial real estate — office, retail, industrial, and similar property types. This is different work from a residential home inspection, but the same two coverages apply: Professional Liability / E&O for allegations about your findings, and General Liability for third-party incidents during your operations.

What we mean by “commercial property inspection” here

This coverage is built for property condition assessment and inspection work — evaluating the physical condition of a building and its systems for a lender, investor, or buyer. It is not built for structural engineering, engineering opinions, land or boundary surveying, laboratory testing, or environmental/pollution assessment and remediation work. If your business regularly performs those specialized services, this program likely isn’t the right fit, and we’d rather tell you that now than after a claim.

Lender and investor exposure

Commercial inspection reports are often relied on by parties beyond your direct client — a lender underwriting a loan, or an investor deciding whether to close a deal. That reliance is exactly why Professional Liability / E&O matters for commercial inspectors: if a report is later alleged to have missed or misstated a material condition, the claim can come from a lender or investor, not just the party who hired you. See our Professional Liability / E&O page for how claims-made coverage handles that.

Questions, answered

What’s the difference between commercial property inspection and engineering?+

Property condition assessment and inspection evaluate the visible, observable condition of a building and its systems. Structural engineering and other specialized engineering services involve a different scope of analysis and generally fall outside this program’s intended coverage.

Can a lender or investor bring a claim against me, even if they didn’t hire me directly?+

It’s possible for a claim to arise from a party who relied on your report, depending on the circumstances and the specific engagement. Professional Liability / E&O is the coverage designed to respond to covered claims of that nature — see our Professional Liability / E&O page for more detail.

Do you cover multifamily or mixed-use commercial properties?+

We work with commercial property inspectors across a range of property types. The key question is whether the work is property condition inspection versus specialized engineering or testing services — tell your agent about your specific scope of work.

Does General Liability matter for commercial inspectors too?+

Yes — commercial site visits carry the same on-site bodily injury and property damage exposure as residential work. See our General Liability page for how that coverage applies.
