What a certificate of insurance shows

A certificate of insurance (COI) is a document that summarizes your active coverage — typically the type of coverage, the carrier, the policy period, and the limits — for a client, real estate brokerage, lender, or property management company that wants proof of coverage before working with you.

A COI is not the policy itself and doesn’t modify or expand your coverage; it’s a summary document confirming that a policy is in force at the time it’s issued.

Why inspectors are asked for a COI

Real estate brokerages, property management companies, and some lenders commonly ask inspectors to show proof of both Professional Liability / E&O and General Liability before referring clients or approving vendor status.
